As a real estate investor, that usually includes a new focus on how you can manage your properties. Add these four steps to your rental property annual real estate investing to-do list.

Pressure washing not only keeps your property looking tidy but also helps to keep mold and mildew away, which can add stain to your structure. Weather conditions can also wreak havoc on your real estate property. Even if your investment property looks nice to the eye, it is still important to give it a deep clean to prevent problems down the road. The sidewalks and driveway could also use a refresh!
Clean the Gutters
Whether it is your real estate investment property or your own home, annual gutter cleaning is a must-do. Gutters keep water from the foundation of the structure but they also collect debris like small branches, leaves, and dirt. These particles can clog your gutters, stopping the drainage of water. This can jeopardize the foundation!
Repair Any Rotted Wood
If your real estate investment property is in an area that sees rain more than just a month or two of the year, the wood is likely vulnerable. Wood rot can be ugly and dangerous, if not tended to. Watch for discoloration or areas of wood that don’t look level or are distorted. You only need to repair the areas that are rotted. Thankfully, it is a fairly simple job.
Look for Other Things That Need Repair
Walk around the home. Check to make sure seals are secure and that your real estate investment is protected from all kinds of weather conditions. Specifically look at the areas close to the windows as well as the edges of the structure. Replace any areas that look worn or seals that are broken. If you leave these to sit, they will only cause bigger, more costly problems down the road.
